Our in-house sales department facilitates the sales and transfers of ownership for the cooperatives and condominiums (including PUDs and HOAs) that we manage.
What We Do
Our sales team aims to provide prompt and courteous service in the facilitation of the sales process for all involved parties.
Sales Services
- Collection and processing of all application materials and requirements from the applicant(s). Our sales team follows up with the applicant(s) on any missing documents or requirements when needed.
- Submittal of the completed buyer application to the condominium or cooperative board of directors/managers for review (Please note that management does not have a say in the approval process of prospective homeowners or shareholders in any community or unit).
- Conducting background checks on all prospective buyers.
- Communication with the buyer and attorney on the status of the application process, including notification of the approval or denial on behalf of the board of directors/managers.
- Management of all leasing and lending documents via HomeWise Docs. Through this third-party platform, prospective homebuyers and sellers can access financial reports, governing documents, and common charge release letters for their desired community.
- Administration of the closings between all involved parties (Closings for cooperatives are typically held internally at Einsidler Management, Inc., and condominium closings are held at the designation of the attorney(s)).
Additional Sales-Related Services
- Facilitation of mortgage refinancing for individual units, which can sometimes require board approval depending on the condominium or cooperative.
- Assistance with requests for transfers of ownership or transfers to a trust. The transfer to a trust is always approved and overseen by the cooperative or condominium’s attorney.
