Residential Property Management for New York Cooperatives, Condominiums, and Homeowner’s Associations
- Regular Onsite Visits by Your Property Manager
Our property managers conduct regular on-site visits to your community association to inspect the grounds and common areas, address resident concerns, and check in with contractors. Our property managers are also on call 24/7 in the event of an emergency. - Communication with Shareholders, Residents, and Homeowners
Communication is key in residential communities of any kind. Therefore, we provide all clients with prompt and professional communication to residents within your community. We can send traditional mailings, emails, robocalls, and texts to residents. These options are custom-tailored based on your community’s communication needs and preferences. See our Frequently Asked Questions for more details on communication from management. - Board and Resident Relations
Property managers serve as intermediates between the Board of Directors and shareholders, homeowners, and residents. Our team always advocates for the best interest of the community association. - Completing Work orders for Common Areas
Our professional relationships and standards include documentation and completion of service requests. Residents and shareholders can contact us online at their convenience. - Contract Negotiation & Project Bids
Negotiating and facilitating contracts and bids for capital improvements, repairs, or special projects. Please note that major contract supervision (i.e.–Construction Management) by Einsidler Management, Inc. is subject to a separate agreement. - Routine Maintenance
Our team can coordinate routine maintenance (snow removal, pool opening and closing, pest control, etc.) and services with a wide variety of vendors. We can also provide in-house maintenance services for various special projects or day-to-day maintenance as needed (this is subject to a separate agreement between Einsidler Management, Inc. and the community association). - Monthly, Annual, and Special Meetings
Our property managers will attend scheduled monthly, annual, or special meetings. Property managers can also attend emergency meetings as required. Additionally, we can also provide additional staffing to facilitate meetings if needed. - Policy Enforcement of Governing Documents
Every Co-op, Condo, and H.O.A has its own unique set of rules set for the community. We help to ensure that those policies are upheld.
- Purchasing Supplies Required for Maintenance of Your Community
Property managers purchase supplies and materials required for grounds maintenance at competitive costs that adhere to your community's set budget.
- Insurance and Compliance
We safe keep, maintain and comply with all insurance coverage documents for your Cooperative, Condominium, or Homeowner’s Association. We also submit appropriate information to insurance carriers in the event of a claim. - Renovation Agreements and Move-Ins/Move-Outs
In the event that alterations require board approval (usually for Cooperatives), we help to facilitate the approval process between residents and the board of directors. We collect all necessary documents and information from the resident (i.e.- scope of work, projected timeframe, part information, certificate of insurance, etc.). - Emergencies, Natural Disasters, and Regulatory Changes
We provide additional services and communication in the event of natural disasters. We strive to always keep communities safe and prepared in the event of an event caused by an emergency or natural disaster. Our preparedness guides (i.e.- Hurricane Preparedness) serve residents with seasonal information on how they can stay prepared in inclement weather or emergencies. - Informing Homeowners and Shareholders
Shareholders, homeowners, and residents can take advantage of our helpful blog posts, from tips on how to avoid frozen pipes to how to prepare for heat waves. All are welcome to subscribe to our Newsletter for helpful updates as well.
- Superintendent Coverage
When needed, we can provide fully insured temporary coverage for superintendents during extended periods (i.e.- vacation or staff turnover). This coverage limits liability for communities. - Court Advocacy & Legal Compliance
Our management team works closely with community association attorneys to stay up-to-date on New York State legislation and policy changes. In the event of a legal dispute, we can be an advocate for your Cooperative, Condominium, or Homeowner’s Association.
